The 30-day pre-listing plan that gets Fresno homes sold for top dollar
Most sellers lose money in the month before they list, not after. They fix the wrong things, skip the cheap wins, or list before the house is ready and spend weeks chasing price drops. Here's the order I use with my own sellers.
Week 1: Know your number and your buyer
- Pull real comps. Not a website estimate: closed sales within about a half mile, similar size and age, sold in the last 3–6 months. Ask me for a home value report.
- Run your net. Use the seller net sheet so you know what you actually walk away with after payoff, commissions, title, escrow and transfer tax.
- Decide who buys your house. A first-time FHA buyer, a move-up family and an investor want different things. That decides where every dollar goes.
Week 2: Inspect before the buyer does
A pre-listing inspection costs a few hundred dollars and takes the surprises out of escrow. Roof, HVAC, water heater strapping, smoke and CO detectors, plumbing leaks and electrical panels are the usual repair-request items in Fresno and Clovis.
Fix anything that could scare a lender or an appraiser. Disclose the rest honestly. Buyers forgive old; they don't forgive hidden.
Week 3: Spend where buyers look
- Paint in a warm neutral. It's the highest-return dollar in most listings.
- Lighting: replace dated fixtures and every dead bulb, and use the same color temperature throughout.
- Landscaping: fresh bark, trimmed trees, a clean front door and working sprinklers. Central Valley summers are hard on yards, and the first photo is the curb.
- Small repairs: sticky doors, torn screens, caulk, grout, cabinet hinges.
Skip full kitchen remodels unless the numbers prove it. A flip & remodel ROI check usually shows why.
Week 4: Clean, stage, shoot
- Deep clean, including windows and the garage.
- Remove a third of everything. Rooms should look bigger than the buyer expected.
- Professional photos, a floor plan and video on a bright day.
- Price at the market, not above it. The first 10–14 days bring your strongest showings.
Vacant, inherited or rough?
That's where I'm different. Between property management, make-ready crews, trash outs and remodel coordination, I can take a house from "not ready" to "on market" without you lining up five vendors. Check your listing readiness score to see where you stand.
