First-time buyer roadmap for Fresno and Clovis

Buying your first home is a sequence. Get the order right and it's far less stressful.

1. Get pre-approved (not pre-qualified)

A real pre-approval means a lender has looked at your income, assets and credit. Ask about FHA, VA, USDA (some areas around Fresno qualify), conventional with low down payment, and California down payment assistance programs such as CalHFA's. Rules and funding change, so ask your lender what is open right now.

Use the mortgage calculator with taxes, insurance and HOA included. That's the payment that matters.

2. Budget for the costs people forget

  • Closing costs: lender fees, title and escrow, prepaid interest, insurance and tax reserves.
  • Property taxes: your bill is based on what you pay, not the seller's old bill. Expect a supplemental tax bill after closing.
  • Mello-Roos / special assessments: common in many newer Clovis and North Fresno subdivisions. Ask for the actual amount.
  • Homeowners insurance: quotes vary widely right now, so shop it before you write an offer.

3. Pick the area before the house

Commute, schools, HOA rules, flood zone, and whether the street has the feel you want at 9 PM. Drive it at different times.

4. Writing an offer that wins

Price is only one lever. Sellers also weigh your down payment, loan type, contingency timelines, close date and how flexible you are on move-out. A clean, well-documented offer can beat a higher messy one.

Contingency periods are negotiable. The standard California purchase contract commonly uses 17 days for investigation, appraisal and loan, but your contract controls, so read the dates in yours.

5. Inspect everything

General home inspection, plus roof, sewer lateral and HVAC when the age or the report suggests it. Pest (termite) reports are common here. Use the results to negotiate repairs or credits.

6. Final walkthrough and keys

Confirm agreed repairs are done, every system works and the house is in the agreed condition. Then sign, fund, record and celebrate.
