How to read the Fresno housing market without the headlines
"The market" in the news is a national average. Fresno, Clovis and each ZIP code move on their own. These are the numbers I watch, and you can too.
1. Months of inventory
Active listings ÷ homes sold per month. Roughly: under 3 months favors sellers, 3–6 is balanced, over 6 favors buyers. Check it for your price range, not the whole city; a $300K starter and a $900K custom home can be in opposite markets.
2. Days on market (DOM)
How long homes sit before going pending. Rising DOM means buyers have time to think and negotiate.
3. Sale-to-list price ratio
Sold price ÷ last list price. Consistently over 100% means multiple offers. Under 97–98% means room to negotiate.
4. Price reductions
The share of active listings that have dropped their price. A rising share is often the first sign a market is softening, months before median prices move.
5. New pendings vs. new listings
If new listings outpace contracts week after week, inventory is building. If pendings keep up, demand is healthy.
What to ignore
- Median price month to month. It swings with what happened to sell that month.
- Automated home value estimates. They can't see your remodel, your view or the busy street.
The best data is the street-level comp set: what sold near you, how fast, and for how much compared with list.
Want these numbers for your neighborhood? I'll pull them straight from the Fresno MLS. Ask me for a market snapshot or start with a home value report.
